If you are a landowner looking for the best return on your Ag investment or a farm operator looking to operate as efficiently as possible AgNavigator has developed innovative opportunities for you to consider.  Think about the history of agriculture and the changes that have changed our lives; irrigation, round bales, center pivots, global positioning satellites to name just a few.  If we looked at a typical operation one hundred years ago you would see very few of the things I just mentioned but you would see people working together for the betterment of their own operations and their communities.  I remember my parents talking about the days when the thresher would come or when all the neighbors helped each other when it was time to shell corn.  When I was a kid the local cooperatives were owned by the local farmers who made all the decisions and banded together to get good prices on inputs and to create markets for their crops.  But just as center pivots have made lath boxes and siphon tubes obsolete most local cooperatives are far from owned or controlled by your neighbors.  When the average farmer today is shopping for inputs they are standing alone against the corporate giants who control the industry.  It doesn’t really matter if you farm one quarter or 20 your business still does not have much of an impact on their bottom line.

Another challenge for the average farmer is the cost of today’s technology.  With grid sampling and gps steered equipment production agriculture has moved to an entire new plateau of efficiency that most of us can not afford to justify on our individual operations.  But is that really any different from the challenges our parents and grandparents faced?  When they worked together to share the cost of a corn sheller or a thrashing machine they embraced the most efficient technology of the time by working together not fading away individually.

Production Agreements:  By signing a production agreement to include your grain production with the other successful producers in the AgNavigator system you share in the benefits and efficiency of marketing your grain as a group.  Which do you think the grain buyer is going to pay more attention to and give his best opportunity to; an individual farmer who wants to market 50 or 100 thousand bushels or AgNavigator who has millions of bushels from the group working together?  AgNavigator also has an experienced grain marketing team that knows the industry and makes the selling decisions for the group.  Now while we admit they are not perfect and they won’t top the market every time, who do you think has a better chance of getting more income for your grain? Someone who has made their living from marketing grain every day with over 50 years of collective experience or you doing it in between everything else you have going on.  All other things being equal the sheer volume that our group brings to the market usually provides a better basis than a typical farmer going it alone.

Input Purchases:  If you walk into the store and buy one carton of milk how willing will the store be to negotiate the price with you?  Now walk in and ask the store if you can get a better price on a thousand cartons of milk.  By buying together just like selling together your operation can increase your bottom line.   If your operation has a signed management agreement or production agreement with AgNavigator your operation will have the opportunity to participate in the wholesale contracts we have arranged for all of the inputs you need for your operation.

Risk Management:  AgNavigator is able to provide all types crop insurance products like most agents but AgNavigator also has the ability to provide a private add on yield contract that can increase your yield guarantee to as much as 90% of your actual production history if you qualify.  This allows a marketing plan to be developed that can cover your cost before the first seed is planted.

Farm Management:  AgNavigator Real Estate can manage your property using all of the traditional types of farm and ranch leases such as share, cash or custom farming.  AgNavigator Real Estate has also developed a new approach to leasing that has become very popular, profit sharing agreements.  In a profit sharing agreement the first step is to determine the capacity of the operation to generate risk free returns.  We do this by looking at the actual production history, the futures market and several other factors.  Once guaranteed revenue is determined AgNavigator Real Estate helps the landowner and the operator determine fair minimum returns for return on land ownership and return on labor and equipment.  No matter what happens the landowner receives this minimum return for owning the land and the farm operator receives a minimum return for their equipment use and labor.  The next step is to accurately track every input cost for the growing crop.  This is done using AgNavigator’s sophisticated farm management software that takes information right from the equipments global positioning system and uploads it into the accounting program so that every expense reflects exactly what happened in the field; seed, spray application, fertilizer application and every bushel at harvest.  After harvest a detailed summary shows input, expense and the profit from the farm that is shared between the operator and landlord on a predetermined split.  One reason this arrangement has become so popular is that it ends the unpleasant rent discussions during volatile market swings.  If prices swing up everyone benefits, if the crop is lost or market prices tumble to the floor it is still in place and everyone is treated fairly.  The professionals at AgNavigator Real Estate will be glad to develop a sample of this program for your farm so you can see if it works for you.  In recent years we have seen landowners more than double the income from their farm investment.  We have also seen farm operators who have gained additional acres and reduced their operations risk by bringing this program to landowners.

MEET THE TEAM:

John Hanson

Broker/Farm Management Specialist

 

John, is a licensed Real Estate Broker for AgNavigator Real Estate. John has significant experience with ag real estate having first obtained a Nebraska Real Estate license in 1983.  John also graduated from the World Wide College of Auctioneering in 1984.  John has been a leader in Agricultural risk management and has a keen understanding of risk management programs including the Federal Crop Insurance program and production contracting. John has led the crop insurance and related agricultural risk management programs for several organizations including American National Banks in Omaha, Nebraska where he served as the manager of the insurance agencies and investment centers for the company's 26 banks. In 1996 John became the Director of Financial Services for Farm Credit Services of America where he led the Financial Services division of the multi-billion dollar, four state agriculture lending cooperative. During John's tenure, sales of risk management tools for agriculture producers tripled within the division.  In 2000, John became the Campaign Chairman and Senior Agriculture Advisor for Dr. Tom Osborne and later served with the Congressman as District Director for Nebraska's Third Congressional District. As District Director for Congressman Osborne, John was directly involved in all issues that came before the Congressman. In addition he led the outreach efforts for the Congressman building communication between the people of the Third District and the Congressional office, visiting over 250 communities in the district and speaking on the Congressman's behalf over 200 times every year. John holds a bachelor’s degree from the University of Nebraska at Omaha with a major course of study in general administration and economics. After returning from college John joined the family farm and livestock operation and continues direct involvement with the farm in addition to his work as a Broker with AgNavigator Real Estate. John's comments have appeared in several publications including Nebraska Farmer and Successful Farming and the Market Journal Television Program.

 

Brad Holen

Real Estate Agent/Farm Management

 

Brad spent twenty two years in the Animal Health Pharmaceutical industry spanning a variety of business and job responsibilities.  Coming from the background of a diversified family farming operation in South Central Nebraska, Brad attended the University of Nebraska Lincoln College of Agriculture Science and Natural Resources.  After graduating from UNL with a degree in Agriculture Economics, Brad began his work experience as a Sales Representative covering Eastern Nebraska for Syntex Animal Health.  After two years with Syntex, Brad moved on to a new company and sales position with Merck AgVet, the animal health division of Merck & Company.  After two years in sales Brad was promoted to a Sales Trainer position within company headquarters in Iselin, New Jersey.  From there Brad moved into the Merck AgVet Marketing Department where he spent a period of five years managing the portfolio of Large Animal Products of Merck AgVet, including the industry leading IVOMEC brand of cattle products.  Another marketing highlight for Brad was leading the launch team for the U.S. introduction of two new cattle products IVOMEC SR Bolus and EPRINEX.  Brad also helped lead the International marketing launch team for EPRINEX.  In 1998 Brad moved to Denver, Colorado and into a Sales Management position with the newly formed Merial, a joint venture of Merck and Sanofi Aventis.  Brad led a sales team of 13 representatives covering the majority of the Western region of the United States for 6 years.  In Brad's last three years with Merial he led a National Accounts team that had responsibility for distribution of Merial products throughout the United States.  With the diversity of leadership and business experiences Brad has encountered in his career, he is excited to join forces with AgNavigator Real Estate and put that experience to work in developing the multiple innovative business opportunities that exist within the company now and the foreseeable future.

 

Dave Grams

Real Estate Agent/Farm Management

 

Dave graduated from the University of Nebraska in 1980 with a BS in general agriculture.  During college Dave served on the Nebraska Agricultural Youth Council.  Dave has been farming in the Upland/Minden area since 1980.  Dave was also part owner of a 500 sow PIC multiplier herd raising commercial breeding stock from 1985-1990.  Dave is a former member of the National Corn Growers serving on state and national boards.  Dave was a founding board member of KAAPA (Kearney Area Ag Producers Alliance) and served as president in 1998.  Dave also organized Plains Produce, LLC in 2001.  Plains Produce is a 10 acre all glass greenhouse built by Greentex of Bleiswijk, Holland.  In 2006 Dave joined forces with Renewable Fuel Technology and has been working with the AmeriFuels Ethanol engine program and AgNavigator Real Estate implementing and developing risk management and farm management programs.

 

George Fong

Real Estate Agent/Farm Management

 

George was born and raised in Gosper and Dawson Counties and has lifelong experience actively involved in the family farm operation.  George graduated from Lexington High School in 1980 and over the next several years continued to be involved in his own farm and livestock operation as well as working with many operations in this area.  George gained valuable sales experience as a successful salesperson with several companies.  In 2006 George completed the required course of study and passed the state examination and obtained his Nebraska Real Estate salespersons license.  Since that time George has been actively involved in Ag land sales and auctions.  George loves helping Ag land owners and producers meet their needs and is excited to offer the innovative products developed by AgNavigator  Real Estate for Farm Management as well as Ag Land Sales and Auctions.

 

Phil High

Farm Management Consultant

 

Phil has been a leader in several agriculture groups including Kearney Area Ag Producers Alliance, Nebraska Corn Growers and many others and serves as the Board Chairman of Renewable Fuel Technology, Inc.  Phil has on farm development experience in cooperation with the University of Nebraska in the use of renewable fuels in agriculture applications.  Phil has operated several of his farm irrigation engines on pure alcohol, biodiesel and several combinations.  Phil has developed an exchange program whereby farmers may exchange grain for ethanol which then may be used in on farm application.  This model trade arrangement may be duplicated with the farmers eager to use renewable non-polluting fuels in their farm operations.

 

Kayla Miller

Crop Insurance Agent

Kayla grew up on a family farm north of Ord, NE.  She brings 10 years of experience in agriculture.  Kayla started her agriculture career in 1999 with American Agrisurance, Inc as a Crop Insurance Specialist.  In early 2003 American Agrisurance was closed and she went to work for Babel Crop Insurance Agency in Wood River, Nebraska.  Wanting to work closer to home, in 2006 Kayla accepted a position with a local Risk Management Firm and Investment Firm as Office Manager and Compliance Manager.  In 2006 she obtained her Crop Insurance license and 2007 she passed her Series 3 Exam.  She joined our team in March of 2008 and is in charge of AgNavigator Crop Insurance Agency.
